Case Study: The Muaquiua Land Deal — How 44 Farmers Secured 500 Hectares
Cooperative: COJAZ
Land: 500 hectares, Muaquiua, Zambézia (GPS: -16.70389, 37.37083)
Legal: Contrato de Cessão de DUAT
Blockchain: Block #51
The Challenge
In Mozambique, land is state-owned. Farmers cannot "buy" land — they can only acquire DUAT (Direito de Uso e Aproveitamento da Terra), a land use right. Without DUAT, no investor will fund farming. With DUAT, the land becomes a bankable asset.
The Solution
COJAZ secured 500 hectares through a Contrato de Cessão de DUAT. The land was transferred from an inheritance:
- Cedente (Transferor): Herança indivisa aberta por óbito de Memuna Usse Bernardo (falecida 27/03/2026)
- Represented by: Abade Figueiredo Talgo (son of the deceased, BI 020100190934B)
- Cessionária (Receiver): COJAZ (NUIT 401342966)
- President: Zito Arcanjo Domingos
- Representative at signing: Augusto Santos Adolfo (BI 041002354089A)
- Legal counsel: Anselmo Djadju de Castro Boaventura (Advogado, Rua das Mahotas 50, Maputo)
The Data
- Land size: 500 hectares
- GPS: -16.70389, 37.37083 (16°42'14"S, 37°22'15"E)
- Location: Povoado/Plantação de Muaquiua, Zambézia
- DUAT status: Pending formal registration
- Province NDVI: 0.78 (healthiest in Mozambique)
- Investment required: $2.5M for full development
- Projected IRR: 18%
- Potential crops: milho, feijão boer, soja, gergelim, arroz, tomate, pimenta
Key Lesson
Land rights are the foundation. Without DUAT, 44 farmers are just people with crops. With DUAT, they are a legal entity with a bankable asset. Anselmo being a Mozambican lawyer made this transfer possible without expensive external legal fees.
